County vs. city jurisdiction
In Palm Beach County this question matters twice: unincorporated addresses run through the county's ePZB system, while incorporated addresses run through one of 39 municipal building departments. A "West Palm Beach" mailing address can be county jurisdiction. The review path, fees, and calendar differ - confirm with the address, not the mailing city.
How to protect yourself
- Get the current certificate of occupancy from the landlord before you tour seriously. Read the use on it.
- Call the building department with the address and your intended use. Ten minutes, free, and it settles the question.
